Nolensville, Monday in the Market [3/3/2025]:(Williamson County real estate data cited)📉 The number of home sales closed sold last month in the Williamson County portion of Nolensville sunk to a February-low we haven't seen since 2010.🏠 Just 8 home sales were recorded last month - the same number closed during a slow February fifteen years ago. (It's possible this number may revise upward as some February sales may not have been recorded in the Multiple Listing Service (MLS) yet. We'll see what happens in the coming days).Our local sales data mirrors some national real estate headlines noting that pending home sales in the United States slid to an all-time low in January. The south saw the biggest decline in pending home sales across the country. It's possible that winter weather in January played a role.👞 Prospective home-buyer foot-traffic, meanwhile, remained as consistent in February as it was in January... growing almost 3% month-over-month. (See Chart).📝 The number of newly-written contracts in February also jumped quite a bit compared to the month before. 20 contracts that originated in February are currently pending.🙈 However, 6 more contracts fell apart during February and those properties returned to market and remain available.💵 One piece of good news: mortgage rates fell during the last week of February and, according to Mortgage News Daily, a 30-year fixed mortgage averaged 6.74% this past Friday. Nolensville, Monday in the Market [2/17/2025]:(Williamson County real estate data cited)♥️ Home shoppers were feeling the love last week and purchase offers were getting accepted all around Nolensville. Eight properties went under contract - all but one of them were existing homes for sale - and four went under contract within days of coming to market.🏠 With 17 homes under contract through the first 16 days of February, Nolensville is off to a much better start this month compared to last... (only 5 contracts were accepted through the first three weeks of January). That's the good news...👀 However, a deeper dive into the marketplace shows there's still room for improvement:- With only 44 homes (36 existing / 8 new or under construction) currently advertised as available for purchase or coming soon, it *looks* like housing inventory is low - on paper.- HOWEVER, much of the current, *existing* homes market in Nolensville has had a tough time selling:* 22 of 36 (66%) existing homes for sale in town right now have had to reduce their asking price* 27 of 36 (75%) have been on the market (some on, off and on again) since last year - many of them since the fall* 6 of 36 (17%) had a contract that fell through and the home returned to market👉🏻 It is easy to hype the monthly headlines touting increasing home values and opening weekend sales in Nolensville - both *are* happening - but there's a lot of depth to this market that must be looked at, dissected, and planned around.If I'm selling my home right now I would:1. Not overprice - the homes that sell opening weekend have tight presentations, offer widely sought-after attributes, and are correctly, if not slightly *under* priced.2. Consider having a pre-listing inspection - several contracts are falling apart during the home inspection period. Speak with your REALTOR about the pros and cons of a pre-listing inspection.3. Really weigh whether you want to accept a home sale-contingent offer. It doesn't make the sale impossible, and plenty of home sale-contingent purchases make it to the closing table, but this does add another hurdle that you have little control over.💵 According to Mortgage News Daily, the national average for a 30-year fixed mortgage dropped back below 7% on Friday. It has hovered around 7% for much of the past four months, but the market seems to like a rate that begins with 6 more than 7. Nolensville, Monday in the Market [2/10/2025]:(Williamson County real estate data cited)🔥The Nolensville real estate market is heating back up! An average of one home purchase offer a day has been accepted each day (so far) this month. Through the first three weeks of January, it took an average of four days per accepted contract.🏠 More value-oriented real estate is going under contract now, too. Four of the last five accepted offers on Nolensville (Williamson County) homes have been priced at $715,000 or below. You may remember from last week's update that the first four contracts written this month were for properties priced between $929,900 and $2,249,000.👣 Homebuyer foot-traffic continues its seasonal upward trend (see attached graphic), and January also showed a big, year-over-year improvement as 47.7% *more* shoppers looked at Nolensville homes last month compared to the year before.💵 According to Mortgage News Daily, the national average for a 30-year fixed mortgage remains just over 7%.
