👀 FIRST LOOK: November 2025 preliminary numbers are in for the Nolensville real estate market. Inventory and days on market grew while the number of homes sold remained pretty flat.📊 The attached charts illustrate year-over-year activity for Williamson County, Davidson County and Rutherford County Nolensville addresses.WILLIAMSON: median selling prices dipped for the third November in a row. The high-water mark was set in 2022 at $1,049,900. Meanwhile, days on market more than doubled compared to last year, and available inventory is up 43% year-over-year.DAVIDSON: Active inventory has risen a similar amount here compared to Williamson County - up 42% - but median selling prices have remained much more stable, down only 4% compared to last year.Months of supply remains high for the Davidson County side of Nolensville, with more than 10 months of inventory available.RUTHERFORD: This segment of the Nolensville market is small and only includes a few neighborhoods. One property sold last month - a 100% improvement, year-over-year. More telling, though, is inventory - which is down compared to last year, while the number of properties that were under contract (2) matched last November's total.* * * * *This is the high-level overview of preliminary data... The price points ranged from $479,000 to $874,999.👀 You can look at all of the activity by clicking through the attached pictures.👣 Weekend foot traffic dipped some from the prior couple weekends, but that's to be expected as the Thanksgiving holiday week kicked off and some families began leaving town.📉 According to Mortgage News Daily, 30-year fixed mortgage rates are down six basis points compared to a week ago. Nolensville, Monday in the Market [11/17/2025]:(Featuring ALL 37135 Addresses - See Included Charts)🏠 Last week brought solid activity as five Nolensville homes went under contract... three on the Williamson County side of town and two on the Davidson County side. Home shoppers were focused on value last week as four of the five accepted contracts were on homes priced under $700,000. The fifth home has an asking price at $899,900.📉 Price drops are a consistent theme... with two-thirds of last week's contracts coming on properties that had price-reduced. Among currently available, existing homes across Nolensville... 6 out of 10 have price-reduced at some point.👣 Meanwhile, foot traffic remained pretty flat, week-over-week, with an average of 7 showings per day happening across the Nolensville marketplace. Overall foot traffic tends to decline this time of year as folks gear up for the holidays.💲 According to Mortgage News Daily, 30-year fixed mortgage rates are hovering around 6.38%.
